Supporting Documents required by Lender
To enable your home loan application to proceed smoothly and efficiently, your Lender will request copies the supporting documents listed below, Certain lenders may also request additional documentation before providing you with a final approval.
This list is a guide to what you may expect to be asked to provide to substantiate your loan application. Different Lenders may have different or additional requirements. Your Broker will be able to telly you which documents are required in your situation.
PAYG APPLICANTS
· Most recent group certificate OR
· For each applicant, the last 2 computer generated payslips PLUS one of the following:
· Letter from employer which MUST be on business letterhead
SELF EMPLOYED APPLICANTS
(i.e. sole trader, partnership, company or trust applicants)
· Last 2 years personal Tax Returns AND
· Last 2 years company Tax Returns, Profit and Loss Statements and Balance Sheets
OTHER ANCILLARY FORMS REQUIRED
· Copy of last 6 months credit card statements (where credit cards are refinanced)
· LO-DOC Customer Declaration completed and signed (for unregulated investment
LO-DOC loans)
· First Home Owners Grant - Application form fully completed and signed (if applicable)
REFINANCE LOANS
· Copy of loan statements OR receipts of payments for the last 6 months for all loans
being refinanced
· Certificate of Title Details (e.g. Volume, Folio, Title Reference, Folio Identifier
Numbers, etc)
· Copy of most recent Rates Notice for each property being refinanced
CONSTRUCTION LOANS
· Full copy of Fixed Price Building Contract
· Plans and Specifications (council approved where available)
FOR PROPERTY PURCHASES
· Bank statements showing last 6 months savings history
· Full copy of the signed Contract of Sale
· Copy of Transfer of Land (if available)
· Evidence of available funds to complete purchase, costs, deposit under lien
(where applicable)
· Evidence of equity from sale of assets or from other sources
MANDATORY DOCUMENTS
· Application form, fully completed and signed by ALL Applicant(s)
· 100 Points Identification form for each applicant (including copies of relevant
supporting documents)
Attached
· Broker Introduction Certificate (Broker introduced home loans only)
· Background on submission, which should include: Purpose, background details
clearly defining what the
applicants require, history on the applicants, serviceability,
details regarding the security, etc (Broker introduced home loans only)
COMPANY/TRUST APPLICANTS
· Certified copy of the Stamped Trust Deed
· Certified copy of the Certificate of Incorporation or Registration
(whichever is applicable)
OTHER SOURCES OF INCOME
· Rental Income: Copy of current executed lease agreement OR
Recent rental statements/Statements from real estate agent showing monthly receipts
(minimum 3 months)
· Commission/Contract Income: Last payslip OR
Letter from Employer stating employment conditions OR
Last 2 years tax returns (commission to be averaged)
· Other income (e.g. dividends) - Please provide specific details and substantiation.
